These Booking Terms & Conditions govern the reservation and accommodation process for villa Exotica I and villa Exotica II.
1. Reservation
Reservations can be made via our website, email, phone, or third-party booking platforms (e.g. Booking.com, Airbnb). A reservation is considered confirmed once written confirmation is sent to the guest.
2. Payment Terms
Payment conditions depend on the booking method and may include:
- Advance payment or deposit
- Full payment prior to arrival
- Payment via bank transfer, card, or booking platform
Exact payment details are provided during the booking process.
3. Cancellation Policy
Cancellation conditions depend on the rate and booking channel used. The applicable cancellation policy will be clearly stated at the time of booking.
In case of cancellation outside the allowed period, the host reserves the right to retain the deposit or charge applicable fees.
4. Check-in and Check-out
- Check-in: from 3:00 PM
- Check-out: until 10:00AM
Early check-in or late check-out is subject to availability and prior agreement.
5. House Rules
Guests agree to respect the property and follow house rules, including but not limited to:
- Maximum number of guests as agreed
- No parties or events unless explicitly approved
- Respect for neighbors and quiet hours
- No smoking indoors (unless stated otherwise)
Any damage caused by guests must be reported and may be charged accordingly.
6. Guest Responsibilities
Guests are responsible for their personal belongings. The property owner is not liable for loss, theft, or damage of personal items during the stay.
7. Force Majeure
The owner is not liable for cancellations or interruptions caused by events beyond reasonable control (e.g. natural disasters, government restrictions, power outages).
8. Liability
The use of the property and its facilities is at the guest’s own risk. The owner is not responsible for accidents or injuries unless caused by proven negligence.
9. Personal Data
Personal data provided during booking is processed in accordance with our Privacy Policy and applicable data protection laws.
10. Governing Law
These Booking Terms are governed by the laws of the country where the property is located. Any disputes shall be subject to the jurisdiction of the competent courts.
